Environmental rules are not an obstacle to owning Amazon land, they are part of what makes ownership legitimate and durable. Buyers who understand them from the outset make better decisions and avoid unpleasant surprises.
The Rural Environmental Registry (CAR)
The CAR is Brazil’s electronic registry of rural properties for environmental management. It maps the property and identifies areas such as the legal reserve and permanent preservation areas. A CAR entry is expected for rural properties, and its content should be consistent with the registry record and with the land itself. Reviewing the CAR early tells you a great deal about what a parcel can and cannot be used for.
Legal Reserve (Reserva Legal)
Under Brazil’s Forest Code, rural properties must maintain a proportion of native vegetation as a legal reserve. In forested areas of the Legal Amazon this proportion is high, commonly cited as up to 80 per cent of the property. The precise obligation for a specific parcel, and how any restoration or compensation requirements apply, must be confirmed by qualified environmental and legal professionals. For many of our clients this is a feature, not a limitation: it aligns naturally with conservation-minded ownership.
Permanent Preservation Areas (APP)
Certain features, such as riverbanks, springs and steep slopes, are treated as permanent preservation areas with their own protections. These shape where activity is permitted and should be identified before any plan is made for the land.
Protected areas, Indigenous lands and communities
Some land sits near or within protected areas, or is subject to Indigenous or traditional community considerations. These are prerequisites to respect, not boxes to tick. We treat community and Indigenous considerations as fundamental, and we will not present land where the position is unclear or unresolved.
